CONTRACT OF HIRE: The contract of hire shall be between the Holidaymaker and the Cottage owner and subject to the Conditions of Holiday let. The contract of hire is not effective until written confirmation of the booking is dispatched to the holidaymaker

PRICES: All rents are quoted per week.

BOOKING: Bookings maybe made by telephone or email. Deposits, 25% of the total fee, are required within seven days (or as agreed by the cottage owner). Upon payment of the deposit the hirer becomes liable for the balance of the rental. The balance of the remainder is normally due at least four weeks prior to the rental date. We reserve the right to re-let the cottage if no payment is received within this time frame unless otherwise arranged. Bookings will not be accepted from persons under the age of 18. The owner reserves the right to refuse bookings at her discretion.

PETS: Pets are allowed but must be kept under proper control. Please observe that there are livestock on the adjacent fields at certain times of the year. Holidaymakers are liable for any damage caused by pets. All evidence of pets must be removed from the cottage and garden before departure.

PERSONS: The number of persons using the holiday cottage must not exceed 6 unless by prior agreement with the owner.

SMOKING: Smoking is permitted with sensibility.

LINEN: The bed linen is provided.

ELECTRICITY: There is no extra charge for electricity.

AVAILABILITY: If the cottage is unavailable on the day stated due to unforeseen circumstances all monies will be repaid without question. Every endeavour would be made to find a similar property, but no further liability will fall upon the owner.

COMPLAINTS: If the holidaymaker is not satisfied with the accommodation, he or she should contact the cottage owner. Feedback and suggestions are always welcome.

CANCELLATION: If the holidaymaker cancels, the owner will return the full payment minus the deposit.

SECURITY: There is no garage so the owner cannot guarantee the security of vehicles. There is off road parking.

ACCESS: The owner shall be allowed access to the property, if in an emergency, during the holiday. The owner will at times have access to the garden for maintenance.

CARE OF PROPERTY: A condition of any booking is that the holidaymaker will take good care of the cottage and its contents. Holidaymakers will be liable for breakages and will be expected to leave the cottage clean and tidy.

KEYS: Please contact the owner a few days before arrival with regards to collecting the keys. The cottage is available from 4.00 pm on the day of arrival unless prior arrangements have been made. Holidaymakers are required to leave by 10.00am on the day of departure.
